Account Information

When you create or maintain an account, we may collect information such as:

• professional or account-type information;

Passwords and authentication credentials are handled through our authentication systems and are protected using security measures appropriate to their function.

Property and Opportunity Information

When you use Topular, you may provide information relating to real estate opportunities, including:

• property addresses;
• opportunity type;
• acquisition or contract-related information;
• asking or target pricing information;
• professional valuation or ARV assumptions;
• repair estimates;
• notes;
• photographs;
• documents; and
• other information you choose to add to an Opportunity or Deal Room.

Third-Party Property Information

We may obtain information concerning properties from third-party property-data providers, public records, commercial databases, and other data sources.

This may include property characteristics, estimated values, comparable properties, sale information, listing information, and other real-estate-related information.

AI Processing Information

When you use AI-assisted features, relevant property information, professional inputs, third-party property information, and other information necessary to perform the requested analysis may be processed using artificial-intelligence service providers.

We use this processing to generate property analyses, summaries, observations, classifications, risk indicators, valuation context, and related product functionality.

Files and Media

If you upload photographs, documents, or other files, we collect and store those materials as necessary to provide the Service.

Deal Room Information

When you create or share a Deal Room, we process the information you choose to include in that Deal Room.

If you create a public or shareable link, information included in that shared Deal Room may become accessible to anyone who obtains the link.

You should review a Deal Room before sharing it and avoid including information you do not intend recipients to access.

Usage and Technical Information

We may automatically collect technical and usage information such as:

• IP address;
• browser and device information;
• operating system;
• pages and features accessed;
• dates and times of access;
• session information;
• referring URLs;
• diagnostic information;
• security and authentication events; and
• interactions with the Service.

Deal Room Engagement Information

When supported by the Service, we may collect information concerning interactions with shared Deal Rooms, such as whether a Deal Room was accessed, view activity, timestamps, or similar engagement information.

Billing Information

If you purchase a paid subscription, payments may be processed by a third-party payment processor.

Topular generally does not receive or store complete payment-card numbers. We may receive transaction information such as subscription status, payment status, plan, billing dates, customer identifiers, and limited payment-method information from our payment processor.

2. How We Use Information

We may use information to:

• create and manage accounts;
• authenticate users and maintain account security;
• provide property analysis and Opportunity-management functionality;
• enrich Opportunities with third-party property information;
• generate AI-assisted analyses;
• create and operate Deal Rooms;
• store and display user-uploaded photos and documents;
• enable user-controlled sharing;
• provide Deal Room engagement information;
• process and manage subscriptions;
• send account verification, password reset, billing, security, and other transactional communications;
• provide customer support;
• diagnose technical problems;
• detect fraud, abuse, and security threats;
• understand and improve the Service;
• enforce our Terms & Conditions;
• comply with legal obligations; and
• protect the rights, safety, and security of Topular, our users, and others.

3. Artificial Intelligence

Topular uses automated and artificial-intelligence technologies to provide certain features.

Information necessary to fulfill an AI-powered request may be transmitted to AI service providers for processing.

AI-generated results may subsequently be stored by Topular as part of the relevant Opportunity or analysis so that users can access the results through the Service.

Users should avoid entering unnecessary sensitive personal information into AI-analysis fields, Opportunity notes, or other free-text fields.

4. How We Share Information

We may disclose information in the following circumstances.

Service Providers

We may provide information to vendors and service providers that help us operate the Service, including providers of:

• cloud hosting and infrastructure;
• databases;
• file and media storage;
• property information and valuation data;
• artificial-intelligence processing;
• authentication;
• email communications;
• payment processing;
• analytics;
• security; and
• technical infrastructure.

These providers may process information as necessary to perform services for Topular, subject to their applicable contractual and legal obligations.

At Your Direction

We disclose information when you intentionally use features designed to share information with other people.

For example, creating and distributing a public Deal Room link makes the information included in that Deal Room available through that link.

Legal and Safety Reasons

We may disclose information if we reasonably believe disclosure is necessary to:

• comply with law, regulation, legal process, or governmental request;
• enforce our agreements;
• investigate fraud, abuse, security incidents, or illegal activity;
• protect Topular’s rights or property; or
• protect the safety and rights of users or others.

Business Transfers

Information may be disclosed or transferred as part of a merger, acquisition, financing, reorganization, bankruptcy, sale of assets, or similar business transaction.

5. We Do Not Sell Property Opportunities

Topular operates as a software and information platform.

Information users enter into Opportunities and Deal Rooms is processed to provide the Service and user-directed sharing functionality. Topular does not operate the Service as a brokerage representing buyers or sellers.

6. Public and Shared Deal Rooms

Deal Rooms deserve special attention because they may contain property information selected by users.

When you activate or distribute a public or shareable Deal Room link:

• recipients of that link may be able to access the information made available through it;
• recipients may independently copy, save, screenshot, forward, or otherwise retain information they can access;
• Topular cannot control what an authorized recipient does with information after receiving it; and
• disabling or changing a sharing link does not necessarily delete copies previously made by recipients.

You are responsible for deciding what information to make available through a shared Deal Room.

7. Cookies and Similar Technologies

Topular may use cookies, local storage, session technologies, and similar technologies to:

• keep users signed in;
• authenticate requests;
• maintain security;
• remember preferences;
• operate application functionality;
• understand Service usage; and
• diagnose performance problems.

Some cookies or similar technologies are necessary for the Service to function.

8. Data Retention

We retain information for as long as reasonably necessary to provide the Service, maintain accounts, comply with legal obligations, resolve disputes, prevent fraud or abuse, maintain security, and enforce our agreements.

Retention periods may differ depending on the type of information and the reason we process it.

Information may remain temporarily in backups, logs, or disaster-recovery systems after deletion from active systems.

We may also retain information where required by law or where reasonably necessary to establish, exercise, or defend legal claims.

Topular is not intended for children under 18, and we do not knowingly offer accounts to children.

If we learn that personal information was collected from a child in violation of applicable law, we will take appropriate steps to address it.

13. United States and International Users

Topular operates from the United States and may use service providers located in the United States or other countries.

Information may therefore be processed in jurisdictions with privacy laws different from those where you live.

Where required, we take appropriate measures concerning international transfers of personal information.

The Service may contain links to or interact with third-party websites and services.
